Commercial HVAC design-build engineers reviewing a BIM model

Design-Build Delivery

One team from schematic design to commissioning. Our in-house mechanical engineers, BIM modelers, and field superintendents work off the same drawings — so what gets designed is what gets installed, and what gets installed is what gets balanced.

Overview

Built for facilities that can't be down.

Starting at Custom scope. Every commercial engagement runs through a dedicated project manager, not a residential dispatcher.

Engagement process

How the work actually gets done.

01

Programming

Two-week discovery: use cases, occupancy, load profile, budget window, schedule constraints, and any owner standards or brand books that govern MEP selection.

02

Schematic + budget

Two or three concept directions with rough-order-of-magnitude pricing. We recommend one, but the trade-offs are on the table before you commit.

03

Design development

Revit models, equipment schedules, and specification sections. Coordination meetings weekly with the design team through 90% CDs.

04

Build + commission

In-house install crews mobilize off the model. Third-party Cx witnesses functional testing. You get an as-built model, TAB report, and a full O&M package on turnover.
